What goes
into a quote.
There is no single price for pressure washing in Los Angeles. The cost comes from six things: the surface, its size, its condition, how we get to it, the cleaning method it needs, and when the work has to happen. Send us those details and we'll quote the actual job.
We don't publish price lists. A flat number online would be wrong for most properties, and we'd rather give you one that holds up when the crew arrives.
Surface
Concrete takes pressure and a surface cleaner. Stucco, painted siding, wood and roof tile need a soft wash with lower pressure and the right solution. Natural stone and pavers need care at the joints. Each surface sets the tools, the chemistry and the pace.
Size
Square footage matters, but so does shape. A long, narrow side yard takes longer per foot than an open driveway because the equipment has to be moved and reset more often. Two-story walls take more setup than single-story ones.
Condition
Light dust comes off in one pass. Black algae on a north wall, oil soaked into a garage apron or rust from sprinklers needs pre-treatment, dwell time and sometimes a second visit. The longer something has been there, the more it usually takes.
Access
We need to get hoses and equipment to the work. Gated hillside lots, long stairways, tight setbacks and no outdoor spigot all add time. On buildings, height decides whether we use ladders, a lift or a drone.
Method
Pressure washing, soft washing, hot water for grease, and drone application are priced on the time and material each takes on your job. We pick the method from the surface, not the other way round.
Scheduling
Early-morning starts, weekend work, and phased jobs on occupied commercial sites are possible. Tell us your constraints up front and they'll be reflected in the quote rather than added later.

For larger commercial and industrial sites, we may walk the property first. That's where we check water access, drainage, foot traffic and anything that changes how the job runs.
What to have ready
- The ZIP code of the property.
- A list of surfaces: walls, roof, driveway, patio, fence and so on.
- Rough sizes, or the number of stories for walls.
- Photos of the dirtiest areas and any known stains (oil, rust, paint, graffiti).
- Gate codes, parking notes, and where the outdoor water spigot is.

Cost questions
- Can you give me a price over the phone?
- Sometimes we can give a range once we know the surface, the rough size and what's on it. For anything bigger than a driveway or a patio, we'd rather see photos or the property first so the number holds up.
- Why do two driveways of the same size get different quotes?
- Condition and access. A driveway with fresh oil spots, rust or years of tire marks takes pre-treatment and more passes than one with light dirt. A long hose run, steep slope or no water nearby also adds time.
- Does soft washing cost more than pressure washing?
- Not by default. Soft washing uses lower pressure and a cleaning solution, so the cost depends on how much solution the surface needs and how long it has to sit, not on the method name.
- Is recurring service priced differently from a one-time clean?
- Recurring work is usually faster per visit because the buildup is lighter, and that shows up in the quote. We'll lay out both options if you ask.
- What should I send to get an accurate quote?
- Your ZIP code, what you want cleaned, a rough size, and two or three photos of the worst areas. Mention stains you already know about, like oil, rust or paint.
- Do you charge for coming out to look at the property?
- Call us and ask for the current policy on site visits for your job. For most homes we can quote from photos and a short conversation.
