House Washing

What is house washing?

House washing cleans a home's exterior walls with a low-pressure soft wash. A solution suited to stucco, painted siding or stone is applied, given time to work, then rinsed. It removes grey dust film, dark streaks under eaves and windows, organic growth and cobwebs around trim and soffits.

Los Angeles homes collect fine dust, traffic film, pollen and, near the coast, salt residue. House washing removes that buildup from stucco, siding, stone and trim so the exterior reads clean again — without the damage high pressure can cause to softer finishes.

Exterior walls are usually cleaned with a low-pressure soft-wash approach: a cleaning solution suited to the surface is applied, given time to work, then rinsed. Higher pressure is reserved for durable surfaces where it is appropriate.

Pressure washing vs. soft washing

Pressure washing relies on water force; soft washing relies on cleaning solution and gentle rinsing. Most painted and textured home exteriors are better served by soft washing.

What house washing removes

House washing lifts the layer of dust, pollen, cobwebs, and traffic film that settles on stucco, siding, and trim over time. It also clears streaking under eaves and gutters, light mildew on shaded north-facing walls, and the dull grey cast that builds up on painted surfaces exposed to the air year-round. Window frames, light fixtures, and door surrounds pick up the same grime and come back noticeably brighter once the walls around them are clean.

What cleaning can't fix

Washing will not repair cracked stucco, peeling paint, or caulking that has already failed around windows and doors. It won't restore color to paint that has faded from UV exposure, and it can't fix staining that has soaked into unsealed or porous material over many years. If a wall has underlying moisture damage or wood rot, cleaning may actually reveal the problem more clearly rather than hide it, which is useful information but not a repair.

How we do it, and why this method

Most exterior walls on a house are cleaned with a soft-wash process rather than straight pressure. A cleaning solution matched to the surface — stucco, siding, stone, or trim — is applied first and given time to break down grime and organic growth. Only then is it rinsed, using enough water flow to carry debris away but not enough force to drive water behind siding panels or chip stucco texture.

Pressure washing by contrast relies on mechanical force, and that force is reserved for surfaces built to take it, like concrete walkways next to the house. On painted or textured walls, high pressure can blow out weak caulk joints, strip paint at the edges, or push water into wall cavities where it causes problems you can't see until much later. Soft washing avoids all of that by doing the work chemically first and rinsing second.

What affects the cost

  • The number of stories and roofline height affects how much setup and reach equipment the job needs.
  • Homes with extensive stone, stacked trim, or detailed architectural features take longer to wash carefully than a flat stucco box.
  • Heavier organic growth or years of built-up grime need more dwell time and sometimes a second pass.
  • Landscaping right up against the walls has to be protected or worked around, which adds time.
  • Access around the full perimeter — gates, side yards, fencing — changes how quickly a crew can move.
  • Combining house washing with other services on the same visit is often more efficient than scheduling them separately.

When to schedule

Many homeowners wash the exterior once a year as general upkeep, though there's no fixed rule — shaded, tree-covered lots tend to show mildew and grime faster than open, sunny ones. It's worth scheduling before any repainting or re-staining project, since painters need a clean, dust-free surface to get proper adhesion. If you're listing a home for sale, washing early enough to let everything dry and for you to spot any touch-up needs gives better results than doing it the day before photos.

What to expect on the day

The crew will walk the perimeter first to note delicate plants, outdoor furniture, and anything that should be moved or covered, then connect to a water source and set up hoses along the route they'll work. Expect some water spray near windows and doors — closing those beforehand helps keep interiors dry. Most of the exterior dries within a few hours in open air, though shaded areas and heavier stucco texture can hold moisture a bit longer.

Questions

House Washing FAQ

Is pressure washing safe for stucco?

Stucco is porous and can be damaged by concentrated high pressure. It is typically cleaned with a low-pressure soft-wash method instead.

Should I wash my house before painting?

Painters generally want a clean, dust-free surface. Washing ahead of painting is a common step; confirm timing with your painter.

Will washing remove mildew permanently?

Washing removes existing mildew and growth, but shaded or damp areas can regrow it over time just as they did before. Regular washing keeps it from building back up.

Do you wash windows as part of house washing?

The rinse process clears dust and overspray from window exteriors, but detailed glass cleaning is a separate service if you want streak-free results.

What if my house has solar panels?

Panels are worked around during house washing and cleaned separately with low-pressure, panel-safe methods if you'd like them included.

Can you wash just one side of the house?

Yes, partial washes are possible, though full-perimeter washing usually gives a more even, consistent result.
