Commercial Building Washing

How are commercial building exteriors washed?

Most commercial facades are soft washed with a solution suited to the cladding, whether stucco, EIFS, painted concrete, metal panel or stone. Access is planned around building height and the site. Traffic film, streaks below ledges, stained entries and bird droppings come off without forcing water into the surface.

A commercial building's exterior signals how well it is run. Dust, traffic film and streaking accumulate quickly in Los Angeles, especially on street-facing elevations. Building washing restores a maintained appearance for tenants and visitors.

Facades are typically soft-washed with surface-appropriate solutions, with access methods planned around building height and site conditions.

Pressure washing vs. soft washing

Most painted and coated facades are cleaned with soft washing; flatwork and durable concrete receive pressure washing.

What commercial building washing removes

Building washing clears off the dust film, vehicle exhaust haze and general airborne grime that settles on stucco, EIFS, metal panel and stone cladding over time. It also lifts streaking that drips down from window sills, ledges, parapets and rooftop units, along with bird droppings and the dark biological staining that forms on shaded north-facing walls.

What cleaning can't fix

Washing resets the surface; it does not repaint faded elevations, fix cracked stucco, or restore sealant that has failed at window joints. Efflorescence on masonry and mineral staining baked into porous stone may lighten rather than disappear, and any coating that is already peeling can lift further once wetted.

How we do it, and why this method

Crews work the building elevation by elevation, starting with a walk-around to flag coating type, loose sealant, open windows and signage that needs covering. Painted and coated surfaces get soft washed with a low-pressure, chemical-led process so the finish isn't eroded, while durable concrete bases, aprons and hardscape near the building are pressure washed for a faster, more mechanical clean.

Soft washing is used on the vertical facade because stucco, EIFS and most paint systems are not built to take direct high-pressure impact without pitting or stripping texture. Rinse water and runoff are managed as the work moves across the property, particularly near landscaping and storm drains.

What affects the cost

  • Total square footage of facade drives most of the time on site.
  • Building height changes the access method and the time needed to rig for upper floors.
  • The number of distinct elevations and recesses adds setup time beyond simple flat walls.
  • Heavier staining or longer-neglected sections need extra dwell time and passes.
  • Site obstacles like landscaping, parked cars or tenant signage add protective prep work.
  • Any after-hours or weekend scheduling requests shift how the work is planned.

When to schedule

Many buildings schedule a wash once general grime or streaking becomes visible from the sidewalk or parking lot rather than on a fixed date. Owners preparing for a lease turnover, inspection or new signage installation often move the date up so the exterior reads as maintained before visitors arrive.

What to expect on the day

Crews arrive with their own water supply or connect to an on-site spigot after confirming access with the property contact. Vehicles, outdoor furniture and anything near the building's base are asked to be cleared from the work zone, and nearby windows or doors may be covered temporarily. The facade dries within a few hours in most conditions, and the crew walks the property afterward to check for missed spots before leaving.

Questions

Commercial Building Washing FAQ

Can work be scheduled around business hours?

Scheduling is discussed during the quote. Tell us your site's operating hours and constraints.

Do you clean multi-story buildings?

Yes. Access is planned for each building during assessment.

Will the wash damage window seals or caulking?

Soft washing is low-pressure by design, which keeps stress off seals and caulking. Any sealant already failing is flagged, but it isn't typically repaired as part of the wash.

Do you move or protect landscaping near the building?

Beds and plants close to the work area are rinsed or covered as needed, and runoff is directed away from sensitive planting where possible.

Can you match cleaning to our tenant signage?

Signage is noted during the site walk and either cleaned carefully or covered, depending on the material.

How do you handle mixed materials on one building?

Each material on the facade is assessed separately, so stucco, metal and stone each get the appropriate method in the same visit.
